Planned Community Overlook is a planned community subject to foundational and amending governing documents, architectural guidelines and procedures and what is commonly known as the North Carolina Planned Community Act. Property purchasers are advised that they are subject to all the rules, regulations and procedures whether or not they have received copies of the applicable documents. Violations can result in fines and loss of owner privileges.
Please Read Our Rules If required by law, documents are public and on file with the Register of Deeds of Mecklenburg County. Non registered documents, such as Overlook's Architectural Guidelines and clarifying supplements, are available on this page or by contacting Overlook's current management company. If you have a problem downloading or printing any of these documents please contact the management company. Guidelines and rules, including fees required, are modified from time to time and the latest updated version of these may not yet be posted on this site. Therefore before acting on any provision, please make sure that you have the latest dated version of each document by verifying with our professional management company, see Contacts for current management company details.

Signs: Realtors and Residents are reminded that Open House or any other kind of sign may not be posted on any common area including all medians and the front entrance to the community-unless you have the express written permission of the Board of Directors. Posting of signs without permission is a violation and may result in a fine to the homeowner and confiscation of the sign. Read the CCRs to determine what kind of signs are permitted on your front lawns and when in doubt, ask a board member or our management company.
Resident Reminders (addresses FAQ cincluding landscaping and architectural changes) Trees: trees are Overlook's most precious resource and as we value them highly; we require advance ACC approval of tree cutting or removal (including an onsite inspection of all trees dead or live, by an ACC member.)
